Please note as of November 1, 2019, Kutchan Town is levying an Accommodation Tax of 2% for visitors staying overnight to be paid upon arrival in cash seperate from accommodation booking. Please see PDF for further information.
BOOKING RESTRICTIONS
The non refundable deposit is required within 7 days of confirming the booking or otherwise the booking will automatically be cancelled.
The balance owing for all nights booked will be due, in full, 60 days in advance either by bank transfer or credit card otherwise the booking will automatically be cancelled.
We offer no credit card facilities on site. All payments must be paid in full before or in the case of same day booking, upon arrival.
We accept the following cards: Visa, MasterCard, and American Express.
If any payment under these terms and conditions are not met, then without prejudice to our other rights and remedies we may cancel your booking; We will however inform you in writing prior to any such action.
GROUP BOOKINGS
Group Bookings: A Booking for 6 persons or over is classified as a group booking and is subject to additional terms and conditions
Age Limit: Every member in a group booking that stays with us MUST be 18 or over, or if under, accompanied by an adult in sole responsibility. We also require to know what sort of group you are and what the purpose of your trip is (e.g.; friends, snow training, school reunion, Student trip etc.)
CANCELLATIONS
A Cancellation is any change to the room type or accommodation dates.
The 20% deposit, which is required within 7 days of your booking request, is non-refundable. It may, however, be used as credit to change your booking dates, if we have availability.
Cancellation after full payment of room, 60 days or more prior to commencement of your stay with us. We will refund 80% room charge minus a 20,000 yen handling fee plus any bank transfer charges we incur refunding your money.
Cancellation after 59 days or less prior to arrival date, will have to pay 100% of the Confirmation Total, i.e. full amount is due and payable. Any additional guest services requested will incur the relevant cancellation charges applied by the operator plus an administration charge of 20,000 yen and any bank charges we incur refunding your money.
Cancellations are required to be in writing, either in the form of email. Requests for cancellation will see the booking deleted immediately.
Early departures or no-shows are not eligible for refund under any circumstances.
PERSONAL PROPERTY
It is the guest's responsibility to ensure that their personal belongings are secure at all time and are required to look after any of their property while on their possession in any parts of the premises.
Insurance & Personal Property: It is your responsibility to insure your personal effects, as Absolute Niseko cannot accept responsibility for any loss or damage to personal property.
GUEST BEHAVIOUR/CODE OF CONDUCT
Entry Refusal: The comfort, safety and security of our guests are of paramount importance. Any guest(s) who, in the opinion of our team, compromise the comfort, safety or security of other guests, team members or local residents will be requested to leave the premises and will not be offered a refund. Absolute Niseko Management reserve the right to refuse entry of any guests at point of check in, that in their opinion, by allowing to stay would compromise the comfort, safety or security of other guests, team members or local residents. This decision being at the sole discretion of the General Manger or Duty Manger of the premises in question. Absolute Niseko reserves the right to refuse entry to the main building including associated establishments located within the building at any time.
Respect: Guests are expected to respect other guests, our crew, local residents and property.
Smoking: Absolute Niseko operates a no smoking policy throughout the premises. Any guest found smoking within the building will be charged a fee of JPY5000 in order to cover the cost of restoring the area to a smoke-free condition. Further failure to comply will result in the guest(s) being asked to leave the premises immediately and will not be offered a refund.
Alcohol: It is an offence for any person under 20 to buy or attempt to buy alcohol or consume alcohol according to the Japan Ministry of Health, Labour and Welfare Laws. The use of illegal drugs is strictly prohibited in and around any Absolute Niseko at any time.
The Certification held by Absolute Niseko stipulates that any person who is drunk must be removed from the premises.
Hazardous Items: The use of candles and lighters within Absolute Niseko is strictly prohibited at all times. The use of fireworks in and around the premises grounds is strictly prohibited. The use of barbecues and the lighting of fires in and around the premises grounds are strictly prohibited. The use of any item mimicking weapons is prohibited.
Security: Absolute Niseko and associated facilities are for the express and sole use of Absolute Niseko. In the interest of security, guests are requested to refrain from bringing general members of the public (who do not have a booking with the premises) into the premises or into the accommodation provided.
Code of Conduct: Guests are required to give due consideration to the collective needs of others in the premises, to take due care of the facilities provided and to respect the shared areas.
In the interest of maintaining community relations, we expect all clients to refrain from any activity likely to antagonise the local community or bring Absolute Niseko into disrepute.
Guests are asked to maintain a calm and pleasant atmosphere at all times and keep noise to a reasonable level bearing in mind needs for other guests.
If the Manager/staff member suspects that a person is in any way acting un lawfully, he or she will contact the local police. Guests found to be contravening the above policies may be requested to vacate the premises. No refund will be given as a result of the departure of the guest from the premises in this instance.
MISCELLANEOUS ITEMS
Translation Services: In any case that a guest requires a staff member for translation within the premises (local authorities, phone calls etc) the guest can expect to be charged an hourly rate that of the staff members wages. In the case that translation is required outside of the Lodge, guest can expect to be charged a one off fee of JPY5000 and the hourly rate of the attending staff member. This is to be paid in cash on the day. An extra 20% if this service is required after 10pm
Emergency Car Service: In the case that a guests requires the use of a driver and a vehicle and if it is available. There will be a one off charge of JPY2000 + the equivalent of the taxi ride. This is to be paid in cash on the day. An extra 20% if this service is required after 10pm
Circumstances without Our Control: Absolute Niseko cannot accept any liability and will not consider payment of compensation where the booking could not be fulfilled due to circumstances which we or our suppliers could not, even with due care, have foreseen or avoided. Such events may include, but are not limited to, war, threat of war, civil commotion or strife, hostilities, strikes or other industrial dispute, natural disaster, fire, Act of God, terrorist activities,
Insurance: all our premises are covered with standard protection and liability insurances. If you require a copy in advance, please advise un via email. Customers are not, however, covered by our insurance for personal injury, damage or theft of property whilst in the premises, or public transport delays/cancellations. You are advised to ensure that you are covered independently for such events. We recommend personal travel insurance, including cancellation insurance.

OVERSIGHTS & ERRORS
While every effort has been made to ensure the accuracy of all information, Absolute Niseko does not accept liability for any errors or omissions and reserves the right to change information.
DISCRECTION
All bookings are subject to availability and Absolute Niseko reserve the right to decline any booking at their sole discretion.
